Property location: South of Metcalf, IL, at intersection of US Hwy. 36 & CR 850E, travel south .7 mile on CR 850E, property on the east side of the road.


Legal Description: The southwest ¼ of the southeast ¼ of Sec.1, and the northwest ¼ of the northeast ¼ of Sec.12, TWN 15N, R 13W of the 2nd P.M. Shiloh Township, Edgar County, IL containing 80 acres more or less.


FSA Information: 78.54 acres tillable classified NHEL, 39.2 acres corn base, 33.2 acres soybean base, direct yields-126 bushels for corn and 38 bushels for soybeans, counter cyclical yields-147 bushels for corn and 46 bushels for soybeans.


Soil Associations: 100% Drummer Silty Clay Loam, considered class A soil with a 0-2% slope.


Real Estate Taxes: The real estate taxes due in 2006 will be deducted from the selling price based on the taxes paid in 2005. Real estate taxes paid in 2005 were $1,583.74. Buyer will assume real estate taxes payable thereafter.


Tenant Rights: The tenant’s rights are open for the 2006 crop year.


Title: Seller will offer title insurance on the property being offered in the auction.
